What is home staging?
When a home is ‘staged’ furniture and décor are brought in to the home and carefully placed to maximize the features of the home and make it appealing to potential buyers.

What benefits are there for using HOUSE NANNYS and a House Manager?
A beautifully staged home has just the right amount of furniture to allow the buyer to understand how the room functions and how they can utilize the space. Staging creates a mood with positive, warm emotions. Good staging avoids clutter and over decorating that turn some people off. It minimizes the home’s shortcomings and accents its strengths. Staging increases the prospective buyer’s perception of value which increases the chances of a sale.

A staged house sells faster and for more!

What is a House Manager?
A House Manager is an individual or family who assists HOUSE NANNYS by living in your home and caring for it while it’s on the market for sale. HOUSE NANNYS painstakingly screens, selects and trains each House Manager to work with you and your REALTOR® to sell your home.

Why would I use a House Manager to help sell my home?
Our House Managers not only care for your home but reduce much of your overhead. For example, HOUSE NANNYS cover electric, gas and water bills. By placing a House Manager in the home, you no longer have worries about huge increases in your homeowners insurance or not being covered. You can save hundreds of dollars and many hours of phone calls. In addition, yard maintenance, including mowing and snow removal, is covered. HOUSE NANNYS and their House Managers also help your REALTOR® by keeping your home ‘show ready’ and add life and emotional appeal with their personal belongings. Homes staged with live-in House Managers typically out-perform vacant homes by large margins.

Is the House Manager present during showings?
No. House Managers are not present during showings. Prospective buyers won’t even know that your home is staged. It will simply look and feel like a homeowner lives in and loves your home. Everything is in its place and your home shows as good as or better than it would if you still lived there.

Are House Managers allowed to smoke in my home?
No. Our promise to you is that you will have a smoke-free home that appeals to the largest percentage of prospective buyers.

Are pets allowed in my home?
No. We want to give your home every advantage by appealing to the largest percentage of home buyers.

What happens when my home sells?
As soon as there is an accepted offer, we begin the process of relocating our House Manager. Unlike a tenant, our House Managers are under contract to move on short notice. We return your home in as-good, if not better, condition than when we received it and the new buyers get a fresh, clean home.

Who provides the furnishings for my home?
A crucial requirement of House Managers is that they have great furniture and accessories. In addition, HOUSE NANNYS has an inventory of furniture and furnishings to supplement as needed.

Do you provide staging services for owner-occupied homes and staging without a House Manager?
Yes. Our Professional Home Stager, Letitia Granum, provides consultations, furniture staging with your furniture, or vacant home staging with our furniture.

Frequently Asked Questions:  REALTORS®

   Why use HOUSE NANNYS?

Faster sale, higher price
Statistics show that homes staged with House Managers sell faster and for higher prices than comparable vacant homes.

More showings
HOUSE NANNYS assists in the marketing of your home and works to create vital ‘buzz’ about your home once it is staged.

Buyers spend more time in your listing
Staging to sell is a science and we take great care to make every room comfortable so buyers want to sit down and stay. The more time they spend in the home, the more likely they will buy.

Less hassle
HOUSE NANNYS makes sure your listing is ‘show ready’. When you make an appointment, you can be assured the home looks warm and inviting and your buyer’s interest and perceived value is increased.

Cost savings
HOUSE NANNYS pays many of the homeowner’s monthly expenses including gas, electric and water. The House Managers also maintain the lawn and are responsible for removing snow.

Insurance
Homeowners may see steep increases in homeowner’s insurance to insure their vacant home. By placing a House Manager in their home, they no longer have worries about huge increases in their insurance or not being covered. You can save them hundreds of dollars and many hours of phone calls.

Easy to close
Once an offer is accepted and a closing date is set, HOUSE NANNYS relocates the House Manager to another home and returns your listing to you in great condition. We return your listing in as-good, if not better, condition than when we received it and the new buyers get a fresh, clean home.

Frequently Asked Questions:  House Managers

What is a House Manager?
A HOUSE NANNYS House Manager is a person with beautiful furniture who lives in a vacant home for sale. In exchange for keeping the home clean and letting REALTORS® show the home, they get dramatically reduced monthly fees, far below market rates.

Who are House Managers?
They come to us from all walks of life. Often they are individuals who are relocating to this area, are building a home, experience an upheaval of divorce, want to save money to purchase a home or just want to live in a beautiful home for a fraction of the cost under most circumstances.

Do I have to sign a lease?
No. Because these homes are for sale, it is not possible to lease or rent the home out. Our House Managers are independent contractors helping stage vacant homes, and not tenants.

Why are HOUSE NANNYS' fees inexpensive? Is there a catch?
House Managers live in vacant homes for sale. These homes, many times, are difficult to sell and having someone live in and stage these homes can make a huge difference. In exchange for keeping the home clean and allowing REALTORS® to show it, House Managers pay a deeply discounted monthly fee. The only catch is that they have to move when it sells. We hope you’ll move to and manage the next HOUSE NANNYS home.

How do I qualify to become a House Manager?
You must be willing to purchase or rent enough furniture and accessories to furnish one of our homes. Your furniture must be in great condition and the style and grade appropriate for the home. In addition, HOUSE NANNYS will run a criminal background check and check references before you are approved. Although we love pets, we cannot allow pets in our homes. Smoking is also not allowed in our homes. For more information, Contact us today.

What about children?
We love kids! Many large homes are designed for children and, when occupied and staged by families, potential buyers with children react better to a home with children.

Do I have to decorate the home?
No. Our Professional Home Stager will set up and decorate your managed home. She will place your furniture, artwork and accessories so the home looks great and will appeal to potential buyers.

What do I do when the home sells?
If you enjoy being a House Manager, you have the option to stay with us and move in to another house. In many cases, HOUSE NANNYS will pay a portion of your moving costs.
